6 Ways to Know if You Need a New Roof

1. Check Records

Look into when your roof was worked on last. Understanding when the roof was put on and what material it's made of will help you know how much life it has left. For example, a asphalt shingle roof roof typically lasts 20 to 25 years, while a roof over an existing layer of shingles should be replaced after 20 years.


2. Check Attic

Check to see if there are any visible water stains and look for light coming in at the eaves this can also mean that there could potentially be some damage that needs to be inspected.


3. Inspect Shingles

Shingles should be flat to the eye. If you see parts that are cracked and caving in then you know it's time to get it looked at. Check your gutters and downspouts for shingle granules. This is a sign that the roof needs to be replaced.


4. Check Flashing

Flashing is around chimneys, vents and skylights and seals these seams from water damage and harsh weather. Check to see if there are any visible cracks or breaks. Typically flashing is made of roof cement or tar but if budget allows look into metal flashing for added durability.


5. Roof Rot

Check for signs of sagging which will alert you to possibly rotting boards and trapped moisture underneath the shingles.


6. Plant Growth

If you see moss or vines growing this might mean trapped moisture which will eventually ruin the roof.
